This seven-story mixed-use development provides new housing and retail space for HomeStreet Bank, located in the Southcenter neighborhood of Tukwila. A large residential courtyard space features an outdoor kitchen, firepit, water feature, gaming area with artificial lawn, and several different seating areas, with generous planters creating a buffer from the residential patios. Pergolas and lighting help define the common space, and a central planter places a sculptural feature tree as a focal point. At the ground level, a water feature and planter highlight the residential entrance and signage.

Along all three frontages, street trees are incorporated in raised planters due to the existing shallow utilities beneath. Bicycle racks and benches are incorporated along Baker Blvd. and Andover Park E. frontages, providing streetscape amenities.
